For most residential homes in Middle Tennessee, a full roof replacement runs between $8,000 and $20,000. Here’s what separates an $8,000 job from a $20,000 one.
Roofing is measured in squares — one square equals 100 square feet of roof surface. Most Middle Tennessee homes fall between 20 and 40 squares. Larger homes, multi-story homes, and homes with complex roof lines simply require more material and more labor time.
A low-slope or simple gable roof is much faster and safer to work on than a steep, multi-faceted roof with lots of valleys, hips, and dormers. Complex roofs require more safety equipment, more cut waste, and more time — all of which add cost. If your roof has skylights, chimneys, or multiple penetrations, expect those to add to the total as well.
There’s a meaningful price difference between entry-level and premium shingles. Owens Corning Oakridge and CertainTeed Landmark are solid entry-tier architectural shingles. OC Duration and CT Landmark Pro are mid-tier with better wind ratings and aesthetics. Impact-resistant or designer shingles (like OC Duration Flex) sit at the top of the range. When we tear off the old roof, we inspect the plywood decking underneath. If any sheets are soft, rotted, or water-damaged, they need to be replaced before new shingles go down. This is non-negotiable — shingles are only as good as the deck they’re nailed to. We price decking repairs per sheet and let you know upfront if any replacements are needed during the inspection.
Some homes have two layers of shingles stacked on top of each other — a shortcut taken by previous contractors. Adding a third layer is never something we do. If there are two layers on your roof, removing them takes more labor and disposal cost, and that shows up in the estimate.
If your roof was damaged by hail or wind, your homeowners insurance may cover most of the replacement cost. In that case, you typically pay your deductible and the insurance company handles the rest — including code-upgrade items your policy covers.
